About Pine Hill Park

Pine Hill Park is in the Smoky Mountains of North Carolina in the town of Franklin. Franklin, elevation 2,119 feet, has a population of 4,175. We are surrounded by the Nantahala National Forest with miles of hiking trails, waterfalls, and magnificent leaf color in the fall. It is within 2 hours of Atlanta, GA, Greenville, SC and Asheville NC. Gatlinburg and Pigeon Forge are only 1 1⁄2 hours away. 

Pine Hill Park is a resident owned and operated, +55 mobile home community of 84 homes on 14 acres. Half the residents are full time and half are seasonal residents. There is a clubhouse, new, heated salt-water pool, and shuffleboard court all in a safe, private community.      

History of Pine Hill Park

Pine Hill Residents, Inc, became the first resident-owned community to be established and incorporated in the state of North Carolina in 2004. It originally existed as a seasonal RV/camping development established in 1964 and named Pine Hill Park. It was privately owned park with sites for manufactured homes, recreational vehicles, and regular camping lots. There was a large farm pond for use by the campers which has since been drained. 

Since becoming a resident owned manufactured housing community, the park has a mix of full-time and seasonal residents. Pine Hill Park is managed and governed by a Board of Directors who are elected by the shareholders. These are all volunteer positions and maintenance fees are kept low by the volunteer work and involvement of all willing owner residents. 

Committees, established in the bylaws, assist the Board of Directors in the management of the park. Thanks to the volunteer efforts of these committees and the work of the Board, the park is well-maintained and there are amenities and activities that makes this community a great place to live whether full-time or seasonally.

Pine Hill Park is in Franklin, NC. It is surrounded by the Nantahala National Forest with miles of hiking trails, waterfalls, and magnificent leaf color in the fall. It is within a two-hour drive of Atlanta, GA, Greenville, SC, and Asheville NC. Gatlinburg and Pigeon Forge are only an hour and a half away.
